The August 2026 data everyone should know
Four data points from August 2026 are most consequential for Texas real estate investors heading into Q4:
Freddie Mac 30-year rate: 6.65% as of August 20, down from 6.67% the prior week and 6.69% on August 6. Rates have declined for two consecutive weeks. Freddie Mac Chief Economist Sam Khater noted borrowers can potentially save thousands by shopping around.
NAR existing-home sales: Down 1.7% month-over-month in July, up 0.7% year-over-year. National median sales price hit a record $434,100: the 37th consecutive month of year-over-year price increases. NAR Chief Economist Lawrence Yun stated that housing would be thriving “if average mortgage rates were to return near 6%.”
NAR pending home sales: Down 2.3% month-over-month and 2.2% year-over-year in July: the lowest level since January 2026. Contract signings declined across all four U.S. regions.
Dallas Fed Texas employment forecast: Revised down from 2.0% to 1.7% on August 21, 2026. This is the first material downward revision of the year. Texas employment fell an annualized 0.1% in July, losing 1,480 jobs. Year-to-date job growth is 1.6%, below the long-run average of 2.0%.
Rates are stabilizing in the 6.4%–6.7% range. National housing is softening. Texas employment growth is decelerating. This is a normalized environment not a crisis, and not a boom.
What this means for Texas real estate investors
- Rates in the 6.4%–6.7% range are the new normal
Investors waiting for rates to return to 2021 levels (3.0%–4.5%) are waiting for conditions that will not return in the foreseeable future. The 6.4%–6.7% range is now the operating environment for at least the next 12–18 months. Deal analysis, underwriting, and portfolio strategy should assume this rate range as the base case not as a temporary condition.
- National softening does not equal Texas softening
While national pending sales fell to the lowest level since January 2026, Houston sales are back to pre-pandemic normal volumes. Austin sales are up 4.4% year-over-year. Dallas remains the #1 global data center market. San Antonio home sales climbed 15% year-over-year in June. Texas is significantly outperforming the national baseline across every major metro. Investors modeling their Texas deals against national data are using the wrong benchmark.
- The Dallas Fed revision is a caution, not an alarm
The downward revision from 2.0% to 1.7% Texas employment growth is a genuine softening signal. However, 1.7% still exceeds the national average and remains a healthy expansion pace. The revision is meaningful for underwriting sensitivity: investors should build slightly more conservative rent and appreciation assumptions into 2026-2027 hold projections but it does not fundamentally change the Texas investment thesis.
- TRERC data shows Texas price stabilization varies by metro
According to the Texas Real Estate Research Center’s August 2026 Texas Housing Insight, statewide inventory reached approximately 153,800 active listings at end of June, up 2.4% from May. Home prices remain weak through June, extending decline to 13 consecutive months. However, Fort Worth-Arlington posted its second consecutive month of year-over-year price gains – the strongest recovery signal in DFW. Investors should treat each Texas metro as its own market rather than assuming statewide dynamics apply uniformly.
The strategic reset for Q4 2026
Based on the August 2026 data, five strategic adjustments make sense for Texas real estate investors heading into Q4:
- Anchor deal analysis to the 6.4%–6.7% rate range as base case. Model best-case scenarios at 6.0% and worst-case at 7.0% — do not model against 4% legacy rates.
- Underwrite Texas metros individually. Houston’s pre-pandemic-normal volume, DFW’s Fort Worth-Arlington recovery, Austin’s tech capital wave, and San Antonio’s balanced pricing are all different market dynamics. One statewide framework will not serve all four.
- Build slightly more conservative rent and hold-time assumptions into 2027 projections. The Dallas Fed revision warrants incremental conservatism, not fundamental strategy change.
- Prioritize deals with strong structural anchors. Bristol Myers Squibb’s Generation Park announcement, Dallas data center leadership, Austin semiconductor investment, and San Antonio’s diversifying private sector all point to specific submarkets with above-average forward demand.
- Move on qualifying opportunities without delay. In a stable-to-slightly-softening national environment, deals that meet your underwriting criteria today are unlikely to be more available tomorrow at meaningfully better prices. Waiting has become the expensive strategy.
Q4 2026 rewards investors who treat the current rate environment as normal, model each Texas metro individually, and move decisively on deals that meet their underwriting criteria. Waiting for materially better conditions is waiting for conditions unlikely to arrive.
